Please read these Terms and Conditions ("Terms") carefully before using the B&L Real Estate mobile application (the "App") operated by B&L Real Estate Pvt. Ltd. ("us", "we", or "our").

Your access to and use of the App is conditioned on your acceptance of and compliance with these Terms. These Terms apply to all visitors, users, and others who access or use the App.

By downloading, installing, or using the App, you agree to be bound by these Terms. If you disagree with any part of the Terms, you may not access the App.

1. Use of the Application

The App provides a platform for users to:

• Browse residential and commercial property listings.
• Search and filter properties by location, price, type, and other criteria.
• Save properties to a favourites list for later viewing.
• View featured and trending property listings.
• Read real-estate news and market updates.
• Contact property agents or developers through the platform.
• Track interactions and potential property transactions.

The App is intended for personal, non-commercial use. You must not use the App for any unlawful purpose or in any way that may impair the performance, corrupt the content, or otherwise reduce the overall functionality of the App.

2. Eligibility

By using the App, you represent and warrant that:

• You are at least 18 years of age or the age of majority in your jurisdiction.
• You have the legal capacity to enter into a binding agreement.
• You are not barred from using the App under any applicaB&Le law.

3. Account Registration

To access certain features of the App, you may be required to register an account using your mobile number and OTP verification via Firebase Authentication. You agree to:

• Provide accurate, current, and complete information during registration.
• Maintain the security of your account credentials.
• Promptly notify us of any unauthorized use of your account.
• Accept responsibility for all activities that occur under your account.

We reserve the right to suspend or terminate your account if any information provided is found to be inaccurate, misleading, or fraudulent.

4. Property Listings & Content

Property listings, descriptions, images, pricing, and all other related information displayed in the App are provided by third-party sellers, developers, and agents. While we make every effort to ensure accuracy:

• We do not guarantee the accuracy, completeness, or reliability of any listing information.
• We are not responsiB&Le for any errors, omissions, or misrepresentations in the listings.
• Property availability and pricing are subject to change without notice.
• Users should independently verify all property details before making any financial decisions.
• We do not act as a broker, agent, or party in any real estate transaction.

5. Push Notifications

The App may send push notifications regarding price drops, new listings, and other updates via Firebase Cloud Messaging (FCM). You may opt out of receiving notifications at any time through your device settings.

6. Intellectual Property

The App and its original content, features, and functionality are owned by B&L Real Estate Pvt. Ltd. and are protected by copyright, trademark, and other intellectual property laws. You may not:

• Copy, modify, or distribute any content from the App without prior written consent.
• Reverse-engineer, decompile, or disassemB&Le the App.
• Use any automated systems, bots, or software to extract data from the App (scraping).
• Remove any copyright, trademark, or other proprietary notices.

7. Third-Party Services

The App may contain links to or integrate with third-party services including but not limited to:

• Firebase (Authentication, Cloud Messaging)
• Google Fonts for typography
• Map and location services for property viewing
• Image hosting and CDN services

We have no control over and assume no responsibility for the content, privacy policies, or practices of any third-party services. We encourage you to review the terms and privacy policies of any third-party services you access through the App.

8. User Conduct

You agree not to:

• Post or transmit any false, misleading, or fraudulent information.
• Harass, abuse, or threaten other users, agents, or developers.
• Use the App to spam or send unsolicited communications.
• Attempt to gain unauthorized access to any part of the App, its servers, or databases.
• Interfere with or disrupt the integrity or performance of the App.
• Upload or transmit viruses, malware, or other harmful code.
• Impersonate any person or entity or misrepresent your affiliation.

9. In-App Purchases & Payments

If the App offers any premium features, subscriptions, or in-app purchases:

• All purchases are processed through the Google Play Store or Apple App Store.
• Pricing is displayed before purchase confirmation.
• Refund policies are governed by the respective app store's refund policy.
• We reserve the right to modify pricing with reasonaB&Le notice.

10. Disclaimer of Warranties

The App is provided on an "AS IS" and "AS AVAILAB&LE" basis. We make no warranties, expressed or implied, regarding:

• The reliability, accuracy, or availability of the App.
• That the App will be uninterrupted, secure, or error-free.
• The accuracy or reliability of any information obtained through the App.
• That defects in the App will be corrected.

11. Limitation of Liability

To the maximum extent permitted by applicaB&Le law, B&L Real Estate Pvt. Ltd. shall not be liaB&Le for any indirect, incidental, special, consequential, or punitive damages, including without limitation:

• Loss of profits, data, or other intangiB&Le losses.
• Any property transaction disputes arising from information on the App.
• Unauthorized access to or alteration of your data.
• Any interruption or cessation of the App's services.

12. Indemnification

You agree to indemnify, defend, and hold harmless B&L Real Estate Pvt. Ltd., its directors, officers, employees, agents, and affiliates from and against any and all claims, damages, losses, liabilities, and expenses (including reasonaB&Le attorneys' fees) arising out of or related to:

• Your use of the App.
• Your violation of these Terms.
• Your violation of any rights of a third party.

13. Termination

We may terminate or suspend your access to the App immediately, without prior notice or liability, for any reason whatsoever, including without limitation if you breach these Terms. Upon termination:

• Your right to use the App will immediately cease.
• We may delete your account and associated data.
• Provisions that by their nature should survive termination will remain in effect.

14. Governing Law & Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of India, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts located in India.

Before initiating any legal proceedings, both parties agree to attempt to resolve disputes through good-faith negotiation for a period of at least 30 days.

15. Severability

If any provision of these Terms is found to be unenforceaB&Le or invalid, that provision will be limited or eliminated to the minimum extent necessary so that these Terms will otherwise remain in full force and effect.

16. Changes to Terms

We reserve the right to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days' notice prior to any new terms taking effect, either through the App or via email. Your continued use of the App after such changes constitutes your acceptance of the new Terms.
